Leasing: from Advertising to new tenant moving in
  • Determining the best and most realistic rental for your property based on current market research
  • Advertising the property for rent with a strong online marketing according to your instructions
  • Keeping you property in clear view of prospective tenants
  • Showing prospective tenants through your rental property
  • Receiving and processing applications
  • Complete screening of applications including previous landlord checks, National Tenancy Database check, employment checks , and references
  • Provide you with the information you need about your prospective tenant. While we will give you the best possible tenant selection for your property, the final choice can be yours if you require
  • Preparing a comprehensive Ingoing Condition Report, with photos to thoroughly document the condition of the property prior to tenants moving in
  • Drafting and signing of the Lease Agreement contract
  • Completion of all relevant documents required under the Residential Tenancies Act
  • Receiving rent and bond
  • Lodgement of Bond with Residential Tenancies Branch
  • Management of keys and key handover to tenants
During the tenancy: rent and maintenance
  • Monitoring tenants rent daily, following up on any arrears in rental payment
  • Sending out reminder notices
  • Paying accounts for Landlords (e.g., SA Water, Council Rates, Strata Fees) if required
  • Conduct periodic Routine Inspections with written reports and photos sent to owners
  • Two times per month payments to Landlords with statements provided
  • Provide copy of invoices paid, if paid by us
  • Provide End of Financial Year statements of Income and Expenses for taxation purposes
  • Attendance at Residential Tenancies Tribunal if necessary

 

ENDING A TENANCY: from vacate NOTICE until property is empty
  • Advise owners the tenants are vacating
  • Start advertising process or other instructions as advised by the owner
  • Communicate vacating procedures and confirm dates with tenants
  • Book and conduct the Final Inspection
  • Report and act on maintenance or repairs if required
  • Seek bond relase approval
  • Release bond to tenants when approved
